Where in the bathroom can an extractor fan be installed?

Bathrooms are separated into one of 4 zones, as laid out by the IEE Wiring Regulations and Part P of the Building Regulations, which determines the minimum IP rating for electrical equipment can be installed there. These are:

  • Zone 0 - Inside the bath or shower tray (Minimum IP rating of IPX7)
  • Zone 1 - Above the bath or shower up to 2.25 from the floor (Minimum IP rating of IPX4)
  • Zone 2 - 0.6m horizontally outside of zone 1 (Minimum IP rating of IPX4)
  • Outside zones - Anything outside zone 2

Most bathroom extractor fans are designed to be within zone 1 and 2, and so have the appropriate IP rating. We recommend SELV 12V fans for zone 1 (Such as the Vent Axia Lo Carbon Revive SELV) or 230V IPX4+ centrifugal fans for zone 2 (Such as the Airflow Icon 30).

 

What are the benefits of timed bathroom extractor fans?

Timed bathroom extractor fans offer a simple yet effective way to improve ventilation and prevent moisture-related issues. By continuing to run for a preset period after the light or fan switch is turned off, they help remove lingering steam, odours, and humidity—reducing the risk of mould, condensation, and damp.

This extended extraction is especially useful after showers or baths when moisture levels remain high even after you've left the room.

 

Can heat recovery units be installed in bathrooms? 

Yes - Single-room heat recovery units can be used as bathroom extractor fans, but only if they are specifically designed for use in wet areas. These units work by extracting moist, stale air from the bathroom while recovering heat from it, then supplying fresh, pre-warmed air back into the space. This helps reduce condensation, improve air quality, and retain warmth - making them more efficient than standard extractor fans.

However, not all single-room heat recovery units are suitable for bathrooms. To be safely installed in a wet area, the unit must have the correct IP rating (usually IPX4 or higher) and be approved by the manufacturer for bathroom use. Always check the product specifications and ensure installation complies with Building Regulations (Part F) and electrical safety standards for bathrooms.

 

How often do bathroom extractor fans need to be cleaned?

Bathroom extractor fans should be cleaned every 3 to 6 months to maintain optimal performance and prevent issues caused by dust and moisture buildup. In damp environments, fans can quickly become clogged with dust, lint, and condensation, which reduces airflow, increases noise, and may shorten the lifespan of the unit.
